Set within a 4.22-hectare site in Lingfield, the project involved the redevelopment of an existing family home and its surrounding gardens and paddocks. At the time of the planning application, the site was located within the Green Belt, presenting a range of planning, design and technical constraints that required a sensitive and carefully considered approach.
A landscape-led design strategy formed the foundation of the proposals, ensuring that development responded positively to its setting while preserving the openness, character and visual qualities of the Green Belt. Particular attention was given to retaining important views, mature landscape features and the relationship between the site and the wider village context. The scheme also sought to enhance connectivity with the village centre and strengthen links with the local community.
Through careful masterplanning, the development demonstrated how a substantial quantum of new development could be successfully accommodated within a constrained and sensitive setting. The proposals attracted strong local support, with more than 80% of community responses in favour of the scheme.
Merrow Wood successfully secured planning permission for a comprehensive mixed-use development comprising 107 C2 accommodation units extending to over 106,000 sq ft, alongside a new medical centre, care facilities, public open spaces, an orchard and extensive landscaped gardens. This consent was delivered at appeal following a Planning Committee refusal on greenbelt grounds. The appeal inspector sided with Merrow Wood on all grounds and referenced the site as greybelt land.
