The land at Prospect Farm is currently used as grazing land and despite being well contained by existing housing does not directly abut the settlement boundary. The sites biggest constraint is the potential impact on the area of outstanding natural beauty to the south, initially Chichester said this possible impact meant the site was not suitable for development. We went away and commissioned a landscape impact study that showed only the front portion of the site was visible from the sensitive locations to the south and put forward a case to Chichester that the site could be developed in part with little to no harm caused to the sensitive landscape. Chichester agreed with our assessment and have invited us to come forward with a planning application. The development solution will deliver 156 new homes, large areas of new public open space and much needed affordable homes. The application is due to be submitted late summer 2026.
